Commercial HVAC Maintenance in Melbourne

Planned maintenance keeps commercial heating and cooling running reliably. We build a schedule around your equipment and site, and report what we find each visit.

Overview

Commercial HVAC maintenance for business premises

Airmax provides planned maintenance for commercial heating and cooling systems in Melbourne. We list the assets on site, agree the tasks and service frequency, carry out the work at agreed times and report findings and defects after each visit.

We work across Melbourne and regional Victoria. Every job starts with a written quote.

Asset list and maintenance needs

Maintenance starts with knowing what's on site. On the first visit we list each unit with its location, make, model and condition. That list becomes the basis of the maintenance plan and the record of what's been serviced.

Task scope for cooling, heating, ducts and controls

Tasks are set for each type of equipment. They usually include filter cleaning or replacement, coil and drain checks, fan and electrical checks, refrigerant system checks, and control and thermostat checks.

  • Filters cleaned or replaced
  • Indoor and outdoor coils checked and cleaned
  • Drains and trays cleared
  • Fans, belts, motors and electrical connections checked
  • Refrigerant system and operating temperatures checked
  • Controls, timers and zones checked

Service frequency

How often each asset is serviced depends on how much it runs, the environment it's in and its condition. Equipment that runs long hours or serves critical areas may need more frequent visits. We recommend a frequency and agree it with you.

Scheduling, site requirements and approved work

Visits are booked at times that suit the site, with access, keys, sign-in and any site inductions arranged in advance. Maintenance tasks are carried out as agreed; anything outside that scope is quoted and only done with approval.

Service reports, defects and follow-up

After each visit we report what was serviced and any defects found, with recommendations. Repairs are quoted separately, so you can approve them through your normal process.
